A national design build construction firm retained True North to provide soil management consulting services on a 240,000-square-foot retail center anchored by Mariano’s, LA Fitness and Sears Auto Center. True North was introduced to this firm during an industry presentation by True North on soil management options in Illinois. The historical operations at the site included an automobile repair shop, a former gas station and bulk storage of petroleum products.
The proposed Ravenswood Station Retail Center required substantial earth work that came with a potentially expensive price tag because of the site’s history which included an automobile repair shop, a former gas station and petro bulk storage area. True North set out to develop a soil management plan (SMP) that would ensure soils were properly managed in a cost-effective manner. Additional Phase II Environmental Soil Assessment (ESA) soil sampling targeted and delineated areas of impact. Appropriate waste profiles and uncontaminated soil certifications were generated for soils to be managed at a Clean Construction Demolition Debris (CCDD) facility and licensed Subtitle D landfill. True North personnel performed onsite soil screening activities during the course of underground construction to ensure soils were managed according to the SMP. True North’s soil management services did not result in any project delays and saved our client more than $600,000.
